CHALLENGES
Entire building cooled by window air-conditioning units. Very inefficient and an eyesore with almost every
window having a unit. Condensation from the units may contribute to the moisture entering the walls.

The existing boiler is approximately 30 years old.

POSSIBLE SOLUTIONS
1.Provide waterproofing on the top of the existing precast ledge above the third floor to
prevent water from entering the wall. This should be done relatively inexpensively,
and we propose to complete as soon as an acceptable proposal is received.
2.Replace the existing boiler and window units with a Variable Refrigerant Flow (VRF)
system to provide heating and cooling. This system will provide individual
temperature control for each floor and have an air quality improvement system. Two
prices have been obtained with the lowest being $457,000.
3.Replace the original, existing, wood frame windows. For historically accurate
replacement windows, we have been advised by an architect to expect a cost of $3K
per window for a total of $297,000. It is possible that a cheaper alternative is
available, but due to the historic nature of the building fronting Main Street, it may
not be well received.
