This application pertains to Parcel No. 1358-29-8102 (GPIN: 1358-29-8102), located at
13280 Martinsville Highway, Cascade, VA 24069, within the Tunstall Election District
(01), Pittsylvania County, Virginia. According to County GIS records, the property is held
under Account Name: Cascade VA USA Holdings LLC, Account Number: 272195, and
consists of approximately 17.28 acres. The property is zoned MHP (Mobile Home Park
District).
We intend to utilize this permit to help fulfill a demonstrated demand within the Pittsylvania
community. Numerous local residents have expressed interest in renting garage space to
store their motor vehicles and perform hobby-related servicing and repair work. The garage
will accommodate up to only two vehicles. Though limited in capacity, we are doing our
best to provide a small-scale solution to a demand that many residents have expressed.
The proposed use aligns with the County’s definition of a Public Garage, as the building
will be used for servicing, repairing, equipping, or storing motor-driven vehicles.
All servicing, repair work, and vehicle storage associated with this use will take place
entirely within the existing garage structure. No vehicles will be stored or worked on outside
of the building. This operational approach ensures the use remains contained within the
structure and avoids any potential visual impacts associated with outdoor vehicle storage.
